As HMO property project coordinators, our job is to ensure that the right property, at the right price, is sourced, renovated and handed over with the least amount of input or effort from our clients
As part of our service we will create new Limited Companies (Special Purpose Vehicles) which minimise tax liability against property investments. We also undertake mortgage applications and all other paperwork on behalf of our clients
Our unique approach to financial modelling enables you to invest in property with a minimum of tied-in capital whilst maximising monthly income and capital growth on each property

In collaboration with our clients; once a property is purchased, we manage the entire process of design, build (with a selection of builder partners) and fit-out, ready for incoming tenants, keeping you informed every step of the way

HomeZones has extensive experience in evaluating and soucing donor properties which lend themselves perfectly for HMO conversion. Once a property has been earmarked, the details are shared and discussed with our clients, before agreeing the purchase and moving the project forward.
Each purchase is made through the SPV (Special Purchase Vehicle), arranged by HomeZones on behalf of the client, so ownership always remains with the investor
Once the keys to the property have been received, HomeZones will undertake the process of redesigning the layout of the property, ensuring a logical and sustainable conversion to an HMO is achieved.
Usually there would be risks associated through this process, but we mitigated these prior to acquiring the property, so our clients are assured that once finalised, we ensure the best outcome for the particular donor property
Once designs have been drawn up and approved by the client, the selected builder partner begins the process of converting the property, usually starting with the removal or adding of any walls or partitions needed to accomodate the new layout.
HomeZones will provide new appliances, whilst the selected builder will install new electrics and plumbing, as necessary.
New kitchens, bathrooms, furniture, carpets, soft furnishings, fire doors, alarms and electrical fittings are also provided. All of our light fittings include PIR to ensure electricity costs are kept to a minimum
The builders have moved out and the property is now ready for staging. This is the process where we install carpets, furniture, soft furnishings, appliances and even pictures to make sure the incoming tenants feel as comfortable as possible.
Through this period we collaborate with our clients a little more often, just to ensure that we are always meeting expectation
At the end of this process we hand over the keys to the client, with the build and staging phase having concluded.
The final stage of a HomeZones HMO project is to source and contract with incoming tenants. The monthly charges would have been agreed before the initial purchase of the property so it's just a case of advertising in the right places and attracting the the right quality of tenant.
Although there are never guarantees, through our early dilligence prior to recommending the property, we will be confident that there are compelling enough reasons to enable us to maintain a strong level of occupancy
